Area Overview
Dubailand is Dubai's largest residential expansion zone, launched in 2003 by Tatweer with an estimated cost of AED 236.2 billion. Development stalled in 2008 and resumed in 2013, and the masterplan is organised into six themed zones covering attractions, leisure, sport, eco-tourism, retail and a downtown core. In practice it functions as an umbrella for 45 main developments and around 200 subsidiary projects, from Meraas's Cherrywoods and DAMAC's Akoya Oxygen to Villanova, Sobha Sanctuary and Dubai Land Residence Complex. Buyers are predominantly yield-focused investors and first-time end users priced out of central districts, with families drawn by villa sizes at accessible pricing.
