The Oasis

The Oasis

Emaar’s villa-only masterplan in Dubailand, where over 7,000 mansions and villas sit among swimmable lagoons, canals and water gardens.

About the District

The Oasis extends across more than 100 million sq ft, or 9.4 million sq m, in Dubailand between Emirates Road (E611) and Sheikh Zayed Bin Hamdan Al Nahyan Street (D54). Developed by Emaar as a villa-only community with no apartments, it is planned for over 7,000 homes of four to seven bedrooms, from villas to signature mansions. Around 25% of the land is given to water features and green space — swimmable lagoons, canals, lakes and beaches — with sub-communities including Palmiera, Mirage, Lavita, Address Villas Tierra and Palace Villas Ostra.

Villa-Only Masterplan

The Oasis contains no apartments at all: over 7,000 homes are four- to seven-bedroom villas and mansions, an unusually consistent product for this scale.

A Quarter Water and Green Space

Around 25% of the land is given to swimmable lagoons, canals, lakes, beaches and parks, with jogging and cycling tracks threading between them.

Handovers From Late 2027

Palmiera Collective is scheduled for Q4 2027, Mirage for Q2 2028 and Lavita for Q4 2028, with Address Villas Tierra running into 2029.

Area Overview

The Oasis is Emaar's largest villa-only masterplan and its most explicitly ultra-prime land community, laid out across more than 100 million sq ft of Dubailand. There are no apartments anywhere in the plan: over 7,000 homes are four- to seven-bedroom villas and mansions, arranged around swimmable lagoons, canals, lakes and man-made beaches that occupy roughly a quarter of the site. Buyers are end users and long-horizon investors at the top of the market, many trading up from Dubai Hills Estate or Arabian Ranches for larger plots. Sub-communities range from Palmiera villas to the Lavita and Mirage mansion collections and branded Address and Palace villas.
