DIFC

DIFC

Dubai's financial heart, where nearly 7,000 companies, a common-law courthouse and Michelin-listed dining share a district with ultra-prime residences.

About the District

DIFC occupies 110 hectares along Sheikh Zayed Road between Downtown Dubai and Emirates Towers, established in 2004 as a financial free zone with its own English common-law system and regulator. By the end of 2025 it housed 8,844 active companies and over 50,000 professionals. Residential stock is deliberately scarce — premium apartments, lofts, duplexes and penthouses in towers such as Index, DIFC Living and DIFC Heights, alongside Four Seasons Residences and Eden House Za'abeel — set among galleries, rooftop bars and restaurants including Zuma, LPM and GAIA.

Own Legal System and Regulator

DIFC operates as a free zone under English common law with its own courts and the DFSA as regulator, a framework that had drawn 8,844 active companies by end-2025.

Scarce Residential Supply

New launches sell almost immediately: DIFC Living sold out in under a month and DIFC Heights Tower in two days, on a footprint with little room left to expand.

Two Metro Stations and Gate Avenue

Financial Centre and Emirates Towers stations serve the district, linked by underground walkways and Gate Avenue's 880-metre promenade of 300-plus boutiques.

Area Overview

DIFC is Dubai's financial and professional-services core, established in 2004 by Sheikh Mohammed bin Rashid Al Maktoum as a free zone governed by its own English common-law courts and supervised by the Dubai Financial Services Authority. The district blends Grade-A offices with a deliberately limited residential component, art galleries, a sculpture park and one of the city's densest concentrations of fine dining. Residents are predominantly finance and legal professionals working within walking distance of home, alongside investors attracted by the scarcity of stock. Development is led by the DIFC Authority, with Deyaar and others delivering residential towers such as Index Tower, The Gate Village, DIFC Living and DIFC Heights.
